Structural work finished: what to check before windows, facade and fit-out

The finished shell is the last moment the structure is visible without any cladding. Whatever is not documented now disappears behind render, insulation and services. For the parts already covered you need records instead of photos.

Undocumented components that are already covered

Waterproofing, reinforcement and connections are installed, but nobody took photos. In a dispute there is no proof the work was done correctly.

Cracks in load-bearing walls and at transitions

Fine cracks at material changes and above openings are readily dismissed as normal. Whether they are depends on their path and width.

Deviations between drawings and what was built

Shifted walls, changed openings or missing recesses often surface late. If the interior fit-out no longer lines up, a correction becomes extremely expensive.

Unprotected structure over the winter

If the shell remains unprotected, moisture enters. This later delays the drying of render and floor build-up.

What to document and check now in the completed shell

  1. Photograph rooms, openings and connections

    Photograph each wall face as a room overview. Then capture windows, door openings and material changes in detail. This secures evidence before rendering.

  2. Compare drawings and shell

    Check wall positions and recesses against the approved drawings. Deviations must be resolved before the interior fit-out begins.

  3. Photograph cracks twice: far and near

    Photograph the entire wall and then the crack close up with a coin or ruler next to it. Have noticeable cracks professionally assessed before continuing work.

  4. Request records for covered components

    Ask in writing for photos and reports regarding waterproofing, reinforcement and ring beams (concrete band in the wall). This is your only proof for these now covered components.

  5. Only sign handover with a formal record

    Have every open issue noted in the protocol before signing. Without reservations, the shell is accepted as defect-free.
