Roof structure is open: now all connections are visible

An open roof structure shows every connection, every bearing and every timber section. As soon as insulation and cladding arrive, the structure is invisible for decades. Anyone wanting to prove something later must have the finished ceiling opened again – usually at their own expense.

The most frequent costly construction defects in the open roof structure

Missing or undersized fasteners

Too few nails, wrong screws or missing connectors at nodes. The connection then does not carry the planned load.

Short or sloppy bearings

Rafters and purlins must have sufficient bearing. A tight bearing is a permanent weak point in the structure.

Missing bracing against wind loads

Without wind braces or bracing panels, the roof can shift in a storm. This often only becomes apparent after years.

Wet or already infested timber

Timber that is too wet only dries out once inside the building: it shrinks, cracks and warps. Warning signs are dark spots, whitish coating and wet surfaces.

What you should document and check now in the open roof structure

  1. Photograph the entire roof structure from several angles

    Photograph the construction from below and from the gable ends so the layout is recognizable.

  2. Record important connections in detail

    Take close-up photos of places where timbers meet. This ensures that nails, screws and metal brackets are clearly visible.

  3. Show bearings on masonry and concrete

    Photograph every bearing with a folding rule for scale. Also record how the timber is separated from moisture in the masonry.

  4. Document bracing and timber condition

    Document bracing such as wind braces and paneling. Also look out for conspicuous cracks, signs of moisture and severe deformations.
