Open joints between insulation boards
Every open joint is a thermal bridge and often causes cracks in the render. Wider joints must be closed with insulation strips or joint foam – never with adhesive or mortar.
Before rendering, joints, dowels and connections are still visible. Irregularities can later promote heat losses, moisture damage or render cracks.

Too few fixings or dowels in the wrong place cause boards to bow. Deviations from the fixing plan weaken the insulation.
Continuous joints (cross joints) and joints running out directly at window corners are the classic cause of diagonal cracks.
These transitions produce the biggest heat losses and the most frequent moisture damage.
One overview photo per side. Best early in the morning or evening: in flat light, unevenness and open joints stand out clearly.
Photograph open joints, sunken dowels and conspicuous spots with a close-up and scale.
Photograph window reveals, plinth, roof edge and balconies individually. That is where the joints converge – and where most damage occurs.
Report open joints or loose boards in writing on the same day, with photo and date. After the render is applied, the evidence is gone.
